AI systems for property management

Your next tenant called at 7:40 on a Saturday. Nobody picked up.

By Monday they've leased somewhere else. Axiom answers every inquiry in under 60 seconds — day, night, weekend — qualifies them, and puts the showing on your calendar before your competition has listened to their voicemail.

No pitch deck. We look at where your inquiries currently go and what it's costing you.

Hi, is the 2-bed on Maple still available?

Yes — it is. Quick question so I can get you in: are you looking to move before or after the 1st, and is it just you on the lease? answered in 14 seconds

The cost of a slow reply

You aren't losing leads to better properties. You're losing them to whoever answered first.

Every unanswered inquiry is a unit that stays empty longer than it needed to — and an owner who starts wondering whether someone else would fill it faster.

Who you're working with

I'm not a software company. I came out of real estate.

Before Axiom, I ran as a one-man real estate team and closed $2.3 million in under a year. Then I built the SOPs and follow-up systems that a wholesaling operation ran on while it was doing $50,000 to $100,000 a month.

So I know exactly what it costs when a lead sits for four hours, because I've been the person who lost it. I know what it feels like to watch a deal go to whoever called back faster, and I know that the fix was never working harder — it was having a system that responded whether or not anyone was at a desk.

Axiom is those systems, rebuilt for property managers. Same operational thinking, with AI handling the parts that used to need a person sitting there. You're not buying software from someone who read about your business. You're buying a system from someone who ran one.

What gets built

Three systems. Each one closes a specific hole your team can't cover manually.

Start with one. Most operators begin with speed-to-lead because it pays for itself first, then add the others once they can see it working.

Speed-to-lead response

Every inquiry gets answered in under a minute, whatever time it lands.

  • Missed call triggers an instant text back
  • Qualifies on move date, budget, occupants and pets
  • Books the showing straight into your calendar
  • Hands off to your team with the full conversation attached

Leasing inbox coverage

Zillow, Apartments.com and your own site inquiries, all answered on arrival.

  • Replies to portal inquiries within 60 seconds
  • Answers the same eight questions you answer daily
  • Filters out unqualified applicants before they take your time
  • Flags high-intent leads for a personal call

Maintenance triage

After-hours requests sorted by urgency instead of waiting until morning.

  • Classifies genuine emergencies from routine requests
  • Routes to the right vendor automatically
  • Confirms receipt to the tenant immediately
  • Escalates to you only when it actually needs you
How it works

Three steps, and the first one is free.

STEP 01

A 15-minute audit

We trace where your inquiries currently go, how long they wait, and what that delay is costing you in vacancy days. You get the numbers whether or not you work with us.

STEP 02

We build it around you

You approve how it should sound and what it's allowed to say. We build it against your real inquiries over two to three weeks, and you hear every recording before it goes anywhere near a tenant.

STEP 03

You stop losing leads

It runs. You get a weekly summary of what came in, what was answered, and what was booked — and we tune it as your portfolio changes.

Pricing

Published, because you shouldn't have to sit through a call to find out.

Setup is one-time. Monthly is month-to-month — no annual contract, cancel with 30 days' notice.

Talk it through

Founding client programme — three spots. We're taking on our first three property managers at half the setup price. You get it built around your actual process rather than a template, direct access while it's being built, and the rate locked for as long as you stay. In exchange we ask for a case study and a reference call once it's running and you're happy with it.

Straight answers

The questions everyone asks on the first call.

We already use AppFolio. Does this replace it?

No, and it shouldn't. AppFolio is where your data lives — it's very good at that. What it doesn't do is answer a prospective tenant at 7:40 on a Saturday night. Axiom sits in front of your existing software, handles the conversation, and drops the result into the system you already use. Nothing about your current workflow changes.

We're a small shop. Is this overkill for us?

It's usually the opposite. A 40-person company has someone covering the phones. If you're managing 120 units with a team of four, there is no after-hours coverage at all — which means the gap the system closes is bigger for you, not smaller. Smaller operators typically see it pay for itself faster.

We tried a chatbot once. It was terrible.

Most of them are, and for a specific reason: they were built to deflect people away from your team, so they answered from a script and got stuck the moment someone asked something real. This does the opposite — it qualifies and books, and the moment a conversation goes beyond what it should handle, it hands off to you with the full transcript. You'll approve exactly what it's allowed to say before it speaks to a single tenant.

How long until it's actually running?

Two to three weeks for a single workflow, three to four for a full build. Founding clients get built alongside — you'll see it working against your own real inquiries at every stage, and nothing goes live to a tenant until you've signed off on exactly what it says.

What if it doesn't work for us?

The monthly is month-to-month with 30 days' notice — no annual lock-in. If it isn't producing, you stop, and you keep the audit and everything we documented about your intake process either way.

Next step

Find out what your slow replies are costing you.

Fifteen minutes. We map where your inquiries go today and what the delay costs in vacancy days. You get those numbers to keep, whether or not we work together.
